Tim Greenwood and Associates are delighted to have instructions to prepare a Schedule of Condition. This instruction of an industrial unit which is located near Horsham, West Sussex.
Our Client is due to take occupation of the industrial unit which has been subject to general wear. To protect their interest our Client is looking to limit their lease obligations from a future potential dilapidations claim.
The landlord is currently undertaking some minor works ready for our Clients’ occupation. These works will address some of the issues and defects however not all. Our Client is concerned of their liability for pre-existing issues either during or at the end of the lease term.
We will undertake a site inspection and prepare a Schedule of Condition. This will be set out in a clear report to be appended to the lease. The Schedule of Condition will include detailed descriptions of each element along with their condition with supporting photographs. Our Client will then agree the Schedule of Condition with the landlord to limit their future liabilities.
