Our Client is acquiring the lease of a commercial unit in Gomshall, Surrey. The property was previously occupied and following the departure of the previous tenant and it is understood that the Landlord has undertaken some stripping out works prior to our Clients lease commencement.
Our Client is looking to complete on the lease imminently however in view of the condition of the unit they have reservations over their liabilities. Our Client wanted to limit their future lease obligations to ensure they were not held liable for any existing issues which has been agreed with the Landlord. To enable our Client to limit their liabilities they required all the defects currently visible recorded in a schedule of condition. The schedule of condition was to include all the areas that formed the demise including the internal and external elements, grounds and car park that are included in the demised space. The schedule of condition is to include a detailed description of the demise, the buildings elements and their condition. This will be supplemented with supporting photographs.
We were approached by the Client for a fee quotation to undertake the schedule of condition and undertook the inspection within 2 days of receiving an instruction to proceed. Our ability to undertake an early inspection assisted our Client in their aim to complete the lease within the next week.
