Tim Greenwood and Associates are delighted to have been appointed to Project Monitor the construction of an industrial unit in Merstham Surrey. Our Client is due to take ownership and occupation of the industrial unit once completed in Autumn 2020.
The proposed industrial unit is located on a small site adjacent to, and forming an extension of an existing industrial estate.
The scope of the instruction was discussed and agreed with our Client to ensure we delivered a tailored reporting system to meet with our Clients’ requirements. Our instruction is to undertake a review of all the Construction details, specifications, contracts, statutory consent and approvals that are provided. We are also reviewing and analysing the contractors detailed programme and will comment on that throughout the construction phase.
Tim Greenwoods and Associates are preparing an initial report on the proposed works which also includes commentary on the planning issues. The planning consent for the development is subject to a significant number of conditions which the contractor has to discharge at various stages of the works. We will monitor and report on the progress of the discharging of these conditions.
During the construction phase we will undertake fortnightly inspections. One inspection each month will coincide with the contractors formal monthly site meetings. Our instruction includes for us to attend these site meetings to assist us in monitoring the progress and issues that arise during the construction phase.
To ensure that our Client is kept fully informed we will provide our Client with a report following each inspection and site visit. Our reports will highlight any key issue which may impact on the construction or programme.
The inspections we undertake will continue for the duration of the works and at the end of the project will include the monitoring of the snagging and the supply and issuing of all relevant completion and commissioning documentation.
