Tim Greenwood and Associates have instructions to advise the Residents Management Company on the long term maintenance issues of their property Greens Court situated above Holland Park Tube Station.
Greens Court is a 1980’s Block adjacent to Holland Park Tube station. The Block is a terrace of 12 houses. These are built on a podium deck over the ground floor commercial units.
The Block is suffering from a number of defects and we are advising on, dealing with the issues. Our appointment is initially to provide a long term maintenance plan. We are to prepare a 10 year Planned Maintenance Plan which will set out the works required over that period. The defects included in the Planned Maintenance Plan will be priced for budgeting purposes.
The building is suffering from a number of issues. There are on ongoing defects with the roofs with issues to the pitched roof and the lead detailing. The roofs have failed and have caused internal damp problems and need to be replaced.
We have instructions to oversee the major contract work to include the roof renewals and remedy the damp problems.
We will be working alongside Blenheims a leading Property Management Company in London.
