We received a referral from a solicitor whose Client was looking to take a commercial Lease. Our Client required a Building Survey of an office suite in a multi-let office building in Woking.
We received instructions to undertake a building survey of the proposed demise which was on the ground floor. We recommended that the instruction covered the common parts areas included in the service charge as well as the proposed demise. The common parts included the external elements and the internal common areas.
We inspected and set out our findings in the Building Survey Report. The report identified and described each element along with the defects relating to that element. The report set out the issues relating to the building fabric and those impacted by statutory requirements.
