Commercial Building Survey – Dorking, Surrey

We received instructions to undertake a pre-acquisition survey of a commercial building in Dorking.

The building was a 5 storey prominent unit in Dorking High Street. This included a large retail space occupying the ground floor and basement with flats on the floors above. Our Client was buying the freehold of the property for investment purposes. Our instruction was to inspect and report on the buildings condition including set out the repair works required. The instruction required us to review the ground floor commercial lease. Our building survey report set out the tenants liabilities for our Client to consider as part of their investment review.

We undertook the inspection of the property and to ascertain the building’s general condition. The current freeholder had recently completed refurbishment works to the building. The refurbishment was superficial and we highlighted outstanding defects in our report.

We set out a clear and comprehensive building survey report identifying each element and the issues with them and our concerns. Our Client was delighted with our report, the advice given and our prompt service.
