We received instructions to provide building surveying advice on the Block in Onslow Gardens in Central London. Tim Greenwood and Associates have provided advice on a number of instructions in this Block.
Initially we provided advice to the Landlord in relation to lessee’s licence applications. Tim Greenwood and Associates have a long history of managing lessee’s licence works. We provided advice and support to the Board of the Block in the first instance preparing terms and conditions for licence works. Our advice is based on years of experience working with high value Blocks. This knowledge gives us an understanding of the impact works can have, both during and after the construction phase
We reviewed and reported on the proposed works and provide advice on potential issues before the works commenced. Our vital experience and understanding of the potential licence problems allows us to provide critical advice to the Blocks. We recognise the potential issues and nuisances and assist in trying to avoid them.
The lessee’s licence works were monitored during the construction phase. This allowed us to ensure the works complied with the licence requirements of the Block. We also checked that the works complied with the necessary statutory consents.
We initially provided advice on 3no licence applications in this Block. In addition we have also received instructions to provide general advice in relation to Property Maintenance, including Long Term Maintenance Planning and Contract Administration for future works.
