We were instructed to undertake and prepare a Schedule of Condition of a circa 94,000 sqft industrial unit. Our Client was negotiating completion on a 10 year Lease for the unit which was located on a disused site.
We undertook the inspection and prepared and issued the Schedule of Condition within a few days of inspecting. This allowed our Client to progress their negotiations to agree the Lease.
The Schedule of Condition included a detailed description of each element of the industrial unit along with commentary on the condition of each of those elements. The report set out the general condition and highlighted specific defects and elements of disrepair.
The purpose of the Schedule of Condition was to limit our Clients’ Lease liabilities. It was prepared so that the Tenant would not be required to return the unit at the Lease end in any better condition then evidenced in the Schedule of Condition.
