We received a referral from a solicitor we work with. His Client’s lease was expiring and they required dilapidations advice. The demised space formed one floor of a multi let office building close to Oxford Street.
The Client received a terminal Schedule of Dilapidations from the landlord which they believed was unduly harsh and excessive for their liabilities. The Lease had inherited issues from a previous occupier and there were a number of leases and other documents that related to their occupation.
We were instructed to review the lease and license documentation along with the Schedule of Dilapidations prepared by the Landlord. Understanding our Clients obligations we undertook a site inspection. We assessed the elements of claim enabling us to prepare a formal response to the Landlords Schedule of Dilapidations.
We successfully challenged and negotiated a significant reduction in the claim. Our Client complimented us on the service we delivered and the settlement we achieved.
