We are delighted that we are appointed to act for Gleniel Limited. Our Client is the Freeholder of The Foyer in London, SW12, on Balham Hill.
The Foyer, previously the Odeon Cinema which originally opened in 1938 and is a distinctive local building. The block is in an Art Deco style. The original external façade remains although many of the original interior features were removed when the flats were constructed in the 1980’s. The building houses 8 no. 2 and 3 bedroom apartments on the upper floors with retail accommodation on the ground floor a retail currently used as a wine warehouse
Our instructions initially include the preparation a Reinstatement Cost Assessment for insurance purposes. In addition we are providing long term maintenance advice in the form of a 10 year Planned Maintenance Plan. This Planned Maintenance Plan will assist our Client in organising and preparing funds for future maintenance works. We will also provide Contract Administration services for the repairs and maintenance required. These repairs include current leaks through the retained front facade.
