Schedule of Condition, Twickenham

We recently received an enquiry for a schedule of condition of a small retail unit in Twickenham.  The enquiry was refereed to us from the tenants solicitor who, being concerned over the condition of the unit, recommended that a schedule of condition be prepared to protect their client’s interest in the future at the lease end.

Our Client was under pressure to complete the lease and to assist we undertook the instruction and issued the schedule of condition within a week.  The lease was completed the day we issued the schedule allowing our Client to take early occupation of the retail unit.

We appreciate that many prospective tenants delay instructing surveyors to prepare a schedule of condition until such time that there is some certainty that the lease will be agreed to avoid abortive costs.  We work with our Clients to ensure that once we receive our instructions we work with our Clients and their solicitors to deliver the service they need as efficiently as possible.
